UTILITY AUDITING = Hidden Money for
Associations
Pacific Utility Audit, Inc. is in the business of auditing utility bills. "In plain terms, this means we review an association's water, sewer, gas, electric, trash, and telephone bills," explains Erin Kelly, Director of Operations. This is done in order to identify the following factors that cause mistakes: misread or miscalibrated meters, basic billing errors, incorrect rate schedule applications, charges for equipment that was never installed or that has been removed, improper and/or wrong size meters, and rate schedules that are not cost-effective.

Pacific Utility Audit uses a four step method to save HOA's money:
1) The HOA turns over copies of its' utility and telephone bills for the most recent 12 months.
2) Based on their knowledge of rates, codes, and billing procedures, Pacific Utility Audit analyzes your bills for discrepancies and overcharges, and conducts an on-site inspection of clients' meters.
3) Assuming that they find that your association is entitled to a refund or credit (which they find in 50% of the cases that they accept), they negotiate with the utility and telephone companies on the association's behalf in order to obtain this money back for the association.
4) Assuming that they discover that the association can pay less simply by being placed on an alternative rate schedule or some other billing method (which they find in 90% of the cases they accept), they calculate the actual monthly cost savings to the association and share the savings with the association for the contract term.
Utilities are almost always the largest single expense category on an association's budget. Utility costs are also the largest uncontrollable expense. If gas, electric, water, sewer, trash, or telephone rates increase, the association is stuck footing the bill.
These bills appear every month all year long, and they are expected to be paid or else service will be cut off. Most people rarely question the validity of their utility bills. They continue to pay month after month without question.
